Building the Middle Market, Multi-Family Platform at Bayport Funding
Bayport Funding recruited Lukashok to build its middle market multi-family lending program, financing projects ranging between $1 million to $10+ million. Harris directly leads this program that serves as both a complement to Bayport’s mature fix & flip business as well as its primary growth initiative.
His approach centers on the asset itself: the site, the architectural plans, and how the project comes together.
“I tend to spend more time delving into the real estate itself through physical site visits, architectural plans, and learning about the developer by walking their projects.”
For the borrower, that depth produces financing tailored to fit the actual project and that closes on schedule.
Experience
From Institutional Finance to Private Lending
Lukashok’s CRE career began at scale. At Bank of America and Ladder Capital, he originated commercial real estate loans in settings where origination and credit functions collaborated to solve problems for owners and developers. Those institutions instilled the structural discipline that large transactions demand.
He began his graduate program at Columbia on September 11, 2001, and stayed. Developing expertise through that disruption set a pattern that carried through the 2008 financial crisis and every cycle since.
In 2016, he led origination at Midnight Capital Partners, a private bridge lender he helped establish, where he was able to navigate smaller scale multi-family construction projects from inception to completion.
“Consistency, transparency, and the ability to adapt are often what clients value most when navigating complex decisions, particularly when markets are changing rapidly.”
Learning the Business from the Developer's Side
The most formative chapter of his career came from the developer’s side of the table. At S&H Equities, under the guidance of a respected mentor, he gained firsthand insight into the pressures borrowers face every day and learned the importance of building strong relationships, making sound investment decisions, and structuring deals that create long-term success.
Observing how the most accomplished developers conducted themselves through challenging market and site conditions shaped his approach to every transaction since. Structure and documentation are essential, and understanding the people behind the deal matters even more.
“It is even more important to have a deep understanding of the individuals involved.”
Education and Credentials
Lukashok earned his Master of Science in Real Estate Development at Columbia University’s Graduate School of Architecture, Planning and Preservation, and graduated Phi Beta Kappa from Binghamton University.
Because the Columbia program sits within an architecture and planning school, it gave him an uncommon capability among lenders: the ability to read building plans. For an underwriter evaluating ground-up construction and redevelopment, that translates directly into sharper risk assessment.
Areas of Expertise
Lukashok writes from the origination seat itself. His focus is what moves a multi-family or construction deal: how capital structure, execution speed, and the real cost of time determine whether a developer’s returns hold, and what gives a developer confidence that a commitment will close.
